Property reports for home buyers

Context

A buyer sees the photos and the asking price. They do not see what flats in the building really sold for, what the zoning plan allows outside the window, or how long the commute takes at eight in the morning. That data exists, but it sits in dozens of registers in different formats. mScanner gathers it into one report on a specific address.

What I built

The address report

• A report from a listing link, or from the address alone.
• A score for how well the flat matches the buyer’s criteria.
• Commutes on foot, by bike, by car and by public transport, broken down by leg: the walk to the stop, the change, the ride.
• 24 categories of nearby places: schools, shops, stops, clinics.
• Transaction and asking prices at five radii: the building, 300 m, one kilometre, the district, the city.
• A full purchase cost calculator: tax, notary, land registry, mortgage, agency commission.
• Over 25 data layers on the area: zoning plan, flood risk, noise, air quality, sunlight, high-voltage lines, masts, railways, industry, groundwater, terrain slope, utilities, road access, clean transport zone, paid parking.

Maps and the price explorer

• A city-wide map coloured by the buyer’s own criteria.
• District rankings, price maps, trends and histograms, with a drill-down to a single building and a single flat.
• The history of every listing: how many times it came back on the market, how the price moved, and whether the flat was bought to be resold.

Checkout and payments

• A free preview report for every address, the full version after payment.
• Checkout on an email address alone, with no account. Packages for people viewing a dozen flats.
• Discount codes, a first-purchase discount, a referral programme.
• Online payment, an invoice issued automatically, an email with a link to the report right after payment.

Around the product

• A blog with over a hundred analyses of cities and districts.
• Reports shared by link and a public sample report.
• A separate, free site answering one question: was this flat bought to be flipped.
• A panel for managing the application.

Outcome

A buyer gets in minutes what used to take hours of digging around the web and combing through registers. A report can be ordered for any address in Poland, though some of the data depends on what a given city or region publishes. It costs from PLN 29.99 and is bought on an email address alone, with the invoice and the report link arriving by themselves right after payment. The system went live in May 2026.
